Is a safety check legally required?+
In Victoria, yes. Rental providers must have smoke alarms tested at least every 12 months, on every rental agreement. Gas and electrical safety checks are required every 2 years, currently on agreements from 29 March 2021 onward, extending to every Victorian rental agreement from 13 October 2026 regardless of when it started.
How often does each check need to happen?+
Smoke alarms: every 12 months. Electrical safety: every 2 years, by a licensed or registered electrician. Gas safety: every 2 years, by a gasfitter registered for Type A gas appliance servicing.
Can smoke alarm, electrical and gas checks be done together?+

Will you coordinate the visit with my tenant?+
Yes. We book a confirmed time directly with your tenant and treat them with the same respect we'd want in our own home. No 5 to 8 hour arrival windows, no turning up unannounced.
What happens if you find a fault?+
Minor faults such as a failed power point, a downlight, or a battery are fixed during the visit wherever possible. Anything bigger gets flagged clearly in your report with next steps, not buried in jargon.
Do I get a certificate or compliance record?+
You receive a photographic report and compliance record for your file after every visit, and we track your renewal dates so the next check books itself before anything lapses.
What is AS 3786?+
AS 3786 is the Australian Standard smoke alarms must comply with: it sets requirements, test methods and performance criteria.
What changes in Victoria from 13 October 2026?+
The existing every 2 years gas and electrical safety-check duty extends to every Victorian rental agreement, including ones that started before 29 March 2021 and were never legally required to have a check. See our Victoria compliance guide for the full picture.
