If you own or manage a rental property in Victoria, three checks have a legislated schedule. Here's what's due and when, in plain English.
Smoke alarms: every 12 months
Every Victorian rental agreement needs its smoke alarms tested at least once every 12 months, regardless of when the tenancy started. Alarms must meet AS 3786. A smoke alarm that isn't installed, working, or tested within 12 months counts as an urgent repair.
Gas and electrical: every 2 years
Gas and electrical safety checks are required every 2 years, by a licensed gasfitter and licensed electrician respectively. Right now this duty applies to agreements from 29 March 2021 onward. From 13 October 2026, it extends to every Victorian rental agreement, including tenancies that started before that date.
Before you sign a new lease
Rental providers must disclose the date of the most recent gas and electrical safety check before entering a new agreement, and provide a written copy within 7 days of a renter's request.
